DSCR Loan for Out-of-State Rental Property Investors: Process, Requirements & Lenders

DSCR loan for out-of-state rental property investor

Yes, you can get a DSCR loan for a rental in another state. The lender looks at the rent the home earns. It does not look at your pay stubs or tax returns. Most lenders want a credit score of 620 to 680 or higher. They ask for 20% to 25% down and some cash in the bank. You do not have to live in the state.

What Is a DSCR Loan?

DSCR stands for debt service coverage ratio. It is a loan for rental homes. The lender asks one big thing. Does the rent pay the bill?

Here is the formula most lenders use:

DSCR = Monthly Rent รท Monthly PITIA

PITIA means loan principal, interest, taxes, insurance, and HOA dues.

Try an example. A house rents for $2,500 a month. The PITIA is $2,000. Divide $2,500 by $2,000. The ratio is 1.25. The rent pays the bill with room to spare.

Some lenders use net income, not gross rent. Ask which one your lender uses.

How Lenders Read Your Ratio

DSCRWhat it meansWhat to expect
1.25 or moreStrong cash flowBest rates and up to 80% loan to value
1.00 to 1.24Good coverFair rates and 20% to 25% down
Below 1.00Rent falls shortFewer lenders, higher rates, and 25% to 30% down or more

These ranges change by lender. Use them as a guide. Our DSCR mortgage requirements guide goes deeper. Is your ratio low? Read about a low DSCR investment property first.

Do You Have to Live in the State?

No. The loan is tied to the home. It is not tied to where you live. You can live in California and buy in Ohio or Texas.

There is one rule to know. Your lender must be licensed in the state where the home sits. We have helped clients in 48 states since 2013. Ask about your state before you make an offer.

Do You Need a Local Manager?

Most of the time, no law says you must hire one. Some lenders may ask who will run the home. This is more likely with short-term rentals and big buildings.

A local manager is a smart move for most remote owners. They fix things, find tenants, and collect rent. Know this, though. Their fee is not in the DSCR math. It still cuts your real cash flow. Add it to your own budget.

What Do Lenders Check?

Lenders check four things.

  1. Credit score. Many start at 620 to 680. A higher score brings a better rate. Each program is a bit different. Ask us about yours.
  2. Down payment. Plan on 20% to 25% down. A weak ratio can mean more.
  3. Cash in the bank. Many lenders want 3 to 6 months of PITIA left after you close. Some want more if your ratio is near 1.00.
  4. Rent proof. The lender orders an appraisal. The appraiser also does a rent study. For a single home, this is often Fannie Mae Form 1007.

Papers to Have Ready

  • A signed contract to buy
  • Your LLC papers and EIN, if you use an LLC
  • Two months of bank statements
  • A photo ID
  • The lease, if a tenant lives there
  • An insurance quote

Most lenders will lend to an LLC. Many ask you to sign a personal guarantee too. The IRS page on LLCs shows how an LLC is taxed. Check the LLC rules in the home’s state. Ask a CPA if you must file a tax return there.

How Do You Buy Without Flying Out?

Follow these five steps.

  1. Pick a market. Look for job growth, fair taxes, and steady rent demand.
  2. Get pre-approved. Contact our team for a pre-qualification letter. Sellers take you more seriously with one.
  3. Make an offer. Use a local agent who knows investors. Then hire a licensed inspector. Ask for photos, video, and a full report.
  4. Run the appraisal and rent study. Your lender orders both. In small towns, the value can come in low. Keep a backup home in mind.
  5. Close from home. Many closings use a mobile notary or an online notary. The rules differ by state. Your title company will tell you what applies.

Wire safety tip: Never trust wire details sent by email. Call the title company at a number you already know. Do this before you send money.

Let’s Run the Numbers

Say you buy a $300,000 home. You put 25% down. That is $75,000. Your loan is $225,000.

ItemMonthly cost
Loan payment at 7.25% for 30 years$1,535
Taxes$250
Insurance$150
Total PITIA$1,935

The home rents for $2,300. Your DSCR is 1.19. That is good cover.

Now stress test it. Say rent falls 10% to $2,070. Your DSCR drops to 1.07. You still pass, but with less room. This is why you test.

Rents have cooled a bit. Harvard’s America’s Rental Housing 2026 report found rent growth near zero from mid 2023 into 2025. It also found a vacancy rate of 5.2%.

This is just an example. Your rate, taxes, and insurance will differ. Insurance can cost far more in storm and flood zones. Get a real quote before you bid.

Short-term rentals. Airbnb and VRBO homes can qualify. Lenders often want a year of income history. Some use a report from a tool like AirDNA. Some want a higher credit score. Read about DSCR loans for short-term rental.

Fix and hold (BRRRR). You buy a run-down home with a short loan. You fix it and find a tenant. Then you switch to a DSCR loan. Learn about a bridge loan for a distressed rental. You can also read about fix and flip loans with 25 percent down.

Many homes at once. A blanket loan can cover more than one home. Some programs do not allow homes in different states. Ask us first.

What Is the Early Payoff Fee?

Most DSCR loans have one. You pay it if you sell or refinance too soon. It often lasts three to five years.

A common plan is 5-4-3-2-1. You pay 5% of the loan in year one. The fee drops each year until it ends.

On a $225,000 loan, 5% is $11,250. That is a lot. A short plan often means a higher rate. A long plan often means a lower rate. Pick the plan that fits how long you will hold the home. Some states limit these fees.

How Do You Pick a DSCR Lender?

Look for a lender that does three things:

  • It lends in your state.
  • It tells you the full cost, including fees.
  • It has many loan choices, not just one or two.
